Utilities are not included. Rent includes a $14-$22 monthly Resident Benefits Package with applicable HVAC filter delivery, credit-building services, $1 million in identity protection, and utility concierge service.

Maximum lease term: 11 months. Each occupant age 18 or older must apply. The nonrefundable application fee is $60 per adult. Screening includes credit, criminal, eviction, income, and rental history. At least one applicant must have a credit score of 640 or higher. Combined gross household income must equal at least twice the monthly rent. Income verification is required. The security deposit equals one month's rent.

Applicants may be denied for false, omitted, or fraudulent information; abusive, threatening, or harassing behavior; trespassing; interfering with showings; qualifying felonies within 5 years; evictions within 7 years; debts to prior property managers; or manufacturing or distributing controlled substances.

All applicants must complete a no-animal, pet, or assistance-animal profile through OurPetPolicy. Pets require a refundable $300 deposit and a $35 monthly fee. Reasonable accommodations are available for assistance animals.

Applicants may provide a Portable Tenant Screening Report (PTSR) prepared by a consumer reporting agency within the past 30 days, as defined by C.R.S. § 38-12-902(2.5). If a qualifying PTSR is provided, Cornerstone Real Estate Team will not charge an application fee or a fee to access or use the report.
