Carpet cleaning requirements—what do we require and why?

Our lease states that a tenant, when they're moving out of the property, must use a Cornerstone-approved professional truck-mounted carpet cleaner.

Why are we so specific? Why do we prescribe that so directly?

Well, it's because a truck-mounted unit has superior power, better heat, and better suction to pull the water out of the carpet. So it's a quality control thing. You get a way better product—way better cleaning, deeper cleaning, and faster drying—with a truck-mounted system.

If you're comparing a truck-mounted system versus the rental unit that somebody might rent from a supermarket, they might get the top of the carpet clean, but you may have water below the carpet. That risks damage to your subfloor or separating the backing off the carpet. And it still leaves dirt in the carpet. It doesn't get a thorough cleaning.

So that's why we require a professional truck-mounted carpet cleaner—both when we hand over, prior to handing over to a new tenant, and when that tenant leaves the unit.
